Derby Lofts
This renovation and adaptation of the Salem Laundry Building, located in historic downtown Salem, satisfied the market demands for new residential and retail space while bringing new life to two underused historic buildings. Three new floors, comprising 54 new luxury residential condominiums, were added above the existing warehouse buildings, many with balconies or roof decks. Each loft has its own setback entrance, creating the feeling of a personal entrance to each home and features wood flooring, cork flooring, carpet tiles, and modern lighting. The main lobby of the building features a 24 hour concierge and a private car port accessible for residents only.
The renovation included extensive envelope restoration and replacement while maintaining the industrial character of the buildings. The design also included the retail establishments of AJ King Bakery, The Cheese Shop of Salem, Engine House, and several boutique retail locations. The building is currently 100% occupied and the New Derby Street area revitalized thanks to the improved retail center.
