Sybase
This 60,000-square-foot tenant fit-out began with an in-depth programming exercise involving Sybase’s 250 employees across 38 departments, along with a series of test-fit plans to evaluate potential relocation sites. Once the final location was selected, Winter Street undertook an aggressive schedule, completing the project from design through occupancy in just seven months.
The project spans two levels of 30,000 square feet each. Entry occurs on the upper floor, where a central organizing element, the “ribbon” bisects the space. This architectural feature supports both formal and informal gathering while guiding circulation. Its geometry is emphasized through thickened walls and ceiling soffits, forming gateway-like archways throughout the space. These elements are highlighted with bold colors inspired by the SAP branding palette.
The open office strategy was established early on. In alignment with LEED principles, enclosed offices and meeting rooms are positioned along the interior of the floor plate, maximizing daylight and exterior views for all employees. To meet diverse programmatic needs, “pods” are distributed throughout the space. These structures float within a landscape of open workstations and accommodate a range of functions, from touchdown areas to private offices. Their design language extends and adapts the architectural concepts introduced by the ribbon.
